A simple photo habit can make waterfront ownership easier. Use it to track docks, lifts, seawalls, drainage, utilities, landscaping, and outdoor spaces before questions become urgent.

Merritt Island waterfront homes are property-by-property. A canal home in Diana Shores, a Sykes Creek setting, a Banana River view, or a South Merritt riverfront property may each need a different maintenance rhythm. Carrie Liotta encourages owners to keep clear, dated photos so future conversations about upkeep, value, and buyer questions are grounded in the actual property.
Take a few wide photos from the yard, dock, water-facing exterior, and main outdoor living areas. Then add close photos of specific features. Wide views show how everything fits together; close photos help with follow-up questions.
Photograph decking, pilings, cleats, lift controls, cradle style, visible hardware, water and power locations, approach space, and the area where guests step on and off the boat. If a lift service visit or dock repair is completed, add fresh photos afterward.
Use the same angles each time so changes are easy to compare. Include the cap, visible panels, yard grade near the wall, drains, downspouts, landscaping edges, and any areas where water tends to collect after heavy rain.
When it is time to sell, buyers often ask practical questions: what has been maintained, how the dock is used, where utilities are located, and how outdoor spaces function. A calm, organized photo record helps Carrie explain the property’s waterfront story clearly.
If you are preparing a Merritt Island waterfront home for the market or deciding which maintenance questions matter most, ask Carrie to review the property’s dock, lift, seawall, access, and daily-living features with a buyer’s eye.
